For our management fee of 6.5% plus GST we will:

  • Adhere to the Residential Tenancy Act and use approved Residential Tenancy Agreements
  • Serve notice when Tenancy Agreement is breached
  • Represent you at any Tenancy Tribunal hearings
  • BAY CITY RENTALS has full indemnity Insurance
  • BAY CITY RENTALS are an approved Property Management Company by "Real” Landlord insurance
  • BAY CITY RENTALS monitor and update any law changes
  • BAY CITY RENTALS use the latest reputable and accurate software
  • BAY CITY RENTALS have an absolute "ZERO” tolerance for rental arrears.
  • BAY CITY RENTALS  will validate and authenticate all successful tenants
  • BAY CITY RENTALS operate a separate bank account for Rents Received
  • monthly owner payments and statements
  • All keys kept securely and coded in locked boxes
  • Professionally Market and advertise your property
  • Committed to full regular Property Inspections utilising latest technology and software.
  • Instant online access to all facets of your property including latest inspection reports, photos and or videos, maintenance invoices, scheduled works and current rents received.  You can also instant message us from here.
  • Arrange and manage repairs and maintenance  with qualified tradespeople in accordance with the Tenancy Agreement.
  • All costs in commencing a new tenancy, including credit checks, are incorporated into our $300 New Tenancy Fee*
  • All lodgements with the Tenancy Tribunal with incur a cost of $20.00*
  • A $50.00 annual administration fee*
  • Through consultation have available after hours viewing of your property for prospective tenants that have work commitments to ensure you get the best tenant.


*All fees stated on this website are GST exclusive. GST will be added to all rates and quotes. Meth testing and building reports are not included in the New Tenancy Fee.
