TENANCY

Commencement of Tenancy

When you move into the property your Property Manager will have taken a full and thorough ipad property inspection report and taken a number of photographs and or video to record the state of the property inside and out.

You will be given a copy of this report when you collect your keys from our office on the day your tenancy commences.

This report which is signed by both parties will form part of your residential tenancy agreement. You have 7 days to get back to us in writing if you have any comments or require any changes to be made, otherwise we will assume that you accept this report as being true and accurate.

At the Commencement of your tenancy the property manager will give you their contact information and they will be your point of contact for the duration of your tenancy.

End Of Tenancy

When it comes to vacating a property you will be sent or emailed a vacating letter.  This letter will outline what is required with regards to rent payments owing to the end of Tenancy and also cleaning requirements to ensure that the property is presented back to Bay City Rentals Tga Limited in the same condition that it was given to you at the start of the Tenancy and to eliminate any confusion over the bond refund.

Your Property Manager may arrange an inspection just prior to the end of Tenancy to help the vacating process.

On the last day of your tenancy, please deliver your keys to our office and sign a bond refund form, this will help speed up your bond refund once your property manager has checked over your property.

 

Routine Inspections

Bay City Rentals Tga Limited  carry out routine property inspections initially the first inspection is within the first four to five weeks then usually 3 monthly, or as often as required by the landlord’s insurance company or as deemed necessary by the Property Manager.

You will be sent a letter from the Property Manager the week prior to your inspection giving notice of the date and time of our visit. Photographs and or videos of the property will also be taken at these inspections and these will be made accessible  to the landlord.


Rent Payments

When you sign your Tenancy Agreement which is a legal and binding agreement we will explain the terms and conditions of this in accordance with the Residential Tenancy Act.

Rent is due and payable on or before the due date outlined on your Tenancy Agreement.

Bay City Rentals Tga Limited has a ZERO tolerance to rent arrears, which is explained to all tenants at the beginning of any tenancy and failure to pay rent by the due date may result in proceedings.
